Buyer competition in the GTA real estate market continued to ease through Mid-Q3. Only 2% of qualifying neighbourhoods saw homes selling above asking, down from 3% earlier in the quarter. Out of 267 neighbourhoods, 97% were underbid and just 1% sold right at asking—bidding wars were definitely the exception rather than the rule. The gap between condos and single-family homes is also closing: 95% of single-family neighbourhoods and 98% of condo neighbourhoods saw homes sell below asking. With 4,200 homes sold and 79% changing hands under the list price, it’s clear this was one of the quietest periods we’ve seen in a while. Having spent over 16 years guiding buyers and sellers through every type of market, I know that a softer climate like this can mean more opportunities and less stress for those ready to make a move.
