As of mid-Q3 2026, the average home in the GTA sold for $993K, marking a 3% year-over-year dip, and signaling some real breathing room for buyers. Condo apartments averaged $618K, also down from last year, but it\u2019s the smallest units\u2014those micro-condos under 500 sq-ft\u2014that have experienced the sharpest drop in value. These compact spaces have proven toughest to sell, as buyers are drawn to larger options now within reach. In early Q3, nearly 98% of GTA neighbourhoods with at least five condo sales saw units selling below asking, giving active buyers more negotiation power than usual. Single-family homes also trended below list price in about 92% of neighbourhoods, but condos, especially those appealing to investors, have been more sensitive to market shifts.
