After more than 16 years guiding clients through the GTA’s real estate landscape, I’ve seen the market weather many shifts—but the current trends around micro-condos are worth noting. As of mid-Q3 2026, the average home in the GTA sold for $993K, marking a 3% year-over-year dip, and signaling some real breathing room for buyers. Condo apartments averaged $618K, also down from last year, but it’s the smallest units—those micro-condos under 500 sq-ft—that have experienced the sharpest drop in value. These compact spaces have proven toughest to sell, as buyers are drawn to larger options now within reach. In early Q3, nearly 98% of GTA neighbourhoods with at least five condo sales saw units selling below asking, giving active buyers more negotiation power than usual. Single-family homes also trended below list price in about 92% of neighbourhoods, but condos, especially those appealing to investors, have been more sensitive to market shifts.
