The latest numbers reveal some interesting shifts in the GTA new home market. Single-family home sales have surged—up 50% above the seasonal average with 781 units sold, thanks in part to a more generous HST rebate. On the flip side, condo sales have pulled back sharply, sitting 80% below average at just 237 units. Prices for single-family homes have adjusted down by 8.5% to $1.36M, while condo prices have edged up 2.5% to $1.05M. With 18,546 homes currently available, it’s clear the landscape is changing. After 16 years guiding clients through market ups and downs, I know every shift brings new opportunities and challenges—tailored advice is more important than ever, whether you’re buying your first home or considering your next move.
